I sold a similar one with 56k miles for 50. this one has 8k (not a typo) miles so I would not take less than 70 for it.
The dispensary market is saturated for sure. With $ 5 million you might be able to play in the production side of things, although it might not be enough money to create a competitive operation. It's not hippies growing weed in the woods in Mendocino County anymore. These guys have scientific operations with PhD level botanical expertise on call and hundreds of thousands in capital equipment in huge warehouses. I believe most of those grow operations are vertically integrated with dispensaries.

With Toyota moving from Torrance CA to Plano TX, the real estate market in and around Plano should be good in the next year plus. Something like 4000 people are being relocated to Plano.
