Land (reidential lot) purchase

    I'm looking at buying a lot from a private party (in WI) and looking for suggestions on what I should be asking for from the seller to protect my purchase. Title insurance? Abstract? It's been a while and I don't remember, last purchase was done through a realtor so I didn't pay as much attention as I probably should have. I wish I could find the file from my last house build, it would be there...

    Title insurance and warranty deed. Abstracts are pretty archaic (at least around here.)

    Depending on where your at you may want to have it perced if you need a well to build

    City sewer and water, village lot. Warranty deed was what I was thinking of, thanks. Yes, abstract was the old (old, old) term.
