Rental Property Management In SW FL

    Anyone here in the biz or have a connection to someone who is? We're working on buying a condo down there that allows for weekly rentals and need to find someone who can manage it for us. Any insurance specialists down there would be helpful as well as i need to find someone who can get me set up in that regard. Thanks.

    Easy to say when you don't live in Ohio. F@ck winter. The wife is in real estate and is into this shit. I wanted a Lambo but she wanted a beach condo. I lost.

    You're way ahead of the game renting somebody elses condo...unless you're doing 6 month stints straight.

    If she is in real estate she should know better.
    Condo... Bad
    HOA fees high
    Miami market highly over priced and risky at best
    Finding a decent property management who won't rob you blind since you are out of town.. highly unlikely

    not a realtor or property manager.. i manage my own apartments and that's it :)

    I would think the realtor you are working with, or the condo association, should be able to point them toward a management co. that works that community. Personally, I would just rent a place for the few times ya want one...

    Only 500 a month for fees and very few restrictions, not Miami (other side of FL). It ticks all almost all the boxes for us with the exception of being beachfront. Walking distance is good enough for me though since it is right at a marina (guess i gotta buy a boat now). Top floor corner unit with great views of the bay. Every honky i know up here in Ohio takes their family down there once a year or so. I can probably get enough rentals just from friends and family to pay for it. but.....I want the full price renters and old people who want to stay a month at a time too though.

    I would recommend looking for a local, non-chain management company. Your local real estate agent will be a good place to start.

    Agree'd on the over priced part ....most investors I know, local in SC, are unloading their investment properties right now.....I have cash sitting ready to buy but I just can't force myself to pull the trigger on anything cause it's all so inflated.

    Fort Myers beach is nice. Agreed with the rest of people telling you just to rent and not buy, though..........what a fucking headache you're in for.

    We've been looking for a while now and have passed on many that were very obviously overpriced. Several of those are still on the market they are so bad. We are already in the rental game so we are familiar with the hassles and drawbacks. Plenty of positives for us though tax wise (we don't have kids), and we both work from home which means we can hang out down there whenever we want. Her father lives 30 mins away and can handle shit for us if any emergencies arise. He has had about 20 houses in the past 20 years and owns a title law agency so he's seen it all and has been our eyes on the ground there.

    That area is better priced than Miami but between the taxes hoa and insurance cost and the fact that condos really don't go up in value you seem like you've done your homework. If you aren't expecting to make money on it than Yolo that bitch and enjoy

    Taxes seem cheap down there to me. My house here in Cincinnati is worth about 20% more and the taxes are more than double. Yeah we will likely be there for a month or two every winter and a week every other month or so. As long as the rentals cover the payment I’m good with it. Even if I have to throw a bit of my own at it occasionally it’s worth it to have somewhere to go whenever I want.

    Next project will be a house in the mountains followed by one in the desert. Maybe one on a lake up north too. Gotta have options.
