For residential, give up racing, cuz you'll be working on the weekends.

    Read Property Management Books

Read as many book as possible and remember to treat people like you would want to be treated. Start reading "Investing in Fixer-Uppers" by Jay P. DeCima.

If you repair everthing in the property prior to renting, then your weekend are FREE!! Don't be a slum lord.

I guess I should clarify... Do you want to be a realtor or an investor?

Having bought our first unit- a condo, and working on the second- a townhome, it's a total addiction. The payoff / work ratio is pretty amazing, on paper anyway. We'll see what happens in the next 2-5 years.
